321 NORTH SHOWCASED AT ULI EXPO AS PARADIGM OF MIXED-USE DEVELOPMENT

MIAMI BEACH, FL. (October 31, 2008)--US Capital Holdings LLC, along with Jones Lang LaSalle, proudly presented 321 North, a $1 billion mixed-use community that encompasses the redevelopment of the Plantation Fashion Mall, at the recent ULI Fall Meeting and Urban Land Expo held at the Miami Beach Convention Center. The Plantation-based development was part of the Broward Pavilion, a dedicated area within the expo. ULI attendees, which included over 6,200 of the worlds leading real estate developers, investors, and land use professionals, had the opportunity to preview the scale model of 321 North.

            As part of its commitment to attracting investors and retail tenants to 321 North, US Capital also participated in a ULI panel discussion entitled What is the New Mixed-Use? Not your Parents Suburban Malls with company executives Bryan Liu, as well as consultants Paul D'Arelli of Greenberg Traurig and Jonathan Cardello of ADD Inc featured as panelists. The panelists focused on challenges and solutions to planning and designing a mixed-use project, and was well received amongst the attendees.

            321 North is the paradigm of the national trend to build communities that serve multiple purposes, said Liu. As a green development, we will be the benchmark for other communities that create lifestyle destinations and ignite neighborhoods. We are thrilled with the turnout and the interest we generated from all ends of the industry spectrum.  

321 North will comprise retail, office space, and residential units, as part of the redevelopment of the Plantation Fashion Mall. The new retail portion will face outward and open up onto a spectacular main street setting with additional open-air retail and a colony of unique and nationally recognized restaurants and entertainment brands.

The existing development on the property includes a 650,000 square-foot enclosed retail mall, a 138,000 square-foot office pavilion, and a separately owned Sheraton Suites hotel, whose own $15 million renovation is now complete.

321 North was accepted into the LEED for Neighborhood Development pilot program, a program created by the U.S. Green Building Council, the Congress for the New Urbanism and Natural Resources Defense Council to evaluate developments in their entirety and establish a uniform rating system for like communities. The program recognizes projects that incorporate smart growth, new urbanism, and green design principles.

The project is designed to fit seamlessly into the City of Plantation's master plan to build an urban town center, called Plantation Midtown. Site plan approval process is currently underway.

Leading the architectural design and development of the project is ADD Inc, a national award-winning design firm. Other team members include ID & Design International, an award-winning, full service design consultant firm; EDAW, consistently ranked among the world's leading landscape design firms; DDG, an internationally renowned planning, architecture and design firm; The McGarey Group as retail leasing agent and consultant; Jones Lang LaSalle, as office leasing agent and consultant; and Kimley-Horn and Associates, Inc., one of the nations most comprehensive and best respected engineering and land planning firms.
