U.S. CAPITAL HOLDINGS ANNOUNCES JONES LANG LASALLE AS OFFICE LEASING AGENT FOR 321 NORTH

PLANTATION, FL. (September 3, 2008) U.S. Capital Holdings, LLC (USC), developer of 321 North, the $1 billion redevelopment project of the Plantation Fashion Mall, has announced that Jones Lang LaSalle has been commissioned as the leasing agent for the office component of 321 North. Jones Lang LaSalle will handle the leasing of the existing 7-story office building, currently under renovation. In addition, Jones Lang LaSalle will handle the leasing of the new twin 16-story Class "A" office towers to be built in future phases of the redevelopment.

The existing project includes a 650,000 square-foot enclosed retail mall, a 138,000 square-foot office pavilion, and a separately owned Sheraton Suites hotel, which recently completed its own $15 million renovation.

The development of 321 North will include the demolition and reconstruction of significant portions of the enclosed mall. The new retail and restaurants component will face outward onto a new main street.  Upon completion, 321 North will yield approximately 613,500 square feet of retail; 613,000 combined square feet of Class "A" office space in two new office towers, a newly renovated 138,000 square foot tower; and 590 residential units.  The project is designed to fit seamlessly into the City of Plantation's master plan to build an urban town center, called Plantation Midtown.
