321 NORTH AND MUVICO PARTNER TO BRING MULTI-SCREEN THEATER TO MIXED-USE LIFESTYLE COMMUNITY
PLANTATION, FL (June 25, 2008) US Capital Holdings, LLC, developer of 321 North in Plantation, has entered into a partnership with Muvico Entertainment, LLC (Muvico) through a Letter of Intent that outlines bringing a brand new 14-screen theater to the $1 billion mixed-use community that includes the redevelopment of the Plantation Fashion Mall. According to the letter, Muvico plans to lease approximately 70,000 square feet of space for an initial term of 20 years. The theater is scheduled to open to the public in October 2010.
Slated for the south side of the 35-acre site off Broward Blvd. and University Drive, Muvico plans to feature 3,300 seats with up to six Premier galleries, similar to those found at its Boca Raton location. One of these theaters will have a stage for live events including local plays and concerts. In addition, all of the screens will have Sony 4K digital projection allowing for the highest picture quality available, alternative content and 3D capabilities. Self and valet parking will also be available.
Muvico is a growing chain of premium, megaplex theaters. Six of its theaters are located in the South Florida market. Muvico offers amenities typically not found in traditional theaters such as its proven VIP Premier Concept, its award-winning bar/restaurants, child care facilities, reserved seating, valet parking and Internet ticketing. The theater at 321 North will have all of these amenities as well as Muvicos new groundbreaking interactive gaming lounge, The Digital Den.

321 North will also encompass approximately 613,500 square feet of retail, complemented by 474,000 square feet of new 16-story Class A twin office towers plus a renovation to an existing building and approximately 600 residential units. The project is designed to fit seamlessly into the City of Plantation's master plan to build an urban town center, called Plantation Midtown.
The existing development on the property includes the largely vacant 650,000 square-foot enclosed retail mall, a 138,000 square-foot office pavilion and a separately owned Sheraton Suites hotel; whose own $15 million renovation is now complete.
The development of 321 North will include demolition and reconstruction of significant portions of the enclosed mall with new retail that will face outward and open up onto a new main street; as well as the construction of additional new open-air retail and restaurants.
321 North was recently accepted into the LEED® for Neighborhood Development pilot program, a program created by the U.S. Green Building Council, the Congress for the New Urbanism and Natural Resources Defense Council to evaluate developments in their entirety and establish a uniform rating system for like communities. The program recognizes projects that incorporate smart growth, new urbanism, and green design principles. 321 North is one of few projects in South Florida to be accepted into the program. Site plan approval process is currently underway.
