321 NORTH HOSTS EDUCATIONAL SEMINAR FOR PLANTATION RESIDENTS
PLANTATION, FL (April 14, 2008) US Capital Holdings, developer of 321 North, recently hosted an educational seminar for the residents of Westree and Village Townhomes at Jacaranda to update them on the $1.5 billion mixed-use master-planned community coming to their Plantation neighborhood. The event was held at the Sheraton Suites Plantation, a newly renovated hotel that sits on the site where the green community will take shape.
Michael Coletti, US Capital's director of operations, Paul D'Arelli, US Capital's legal counsel representative; and Jonathan Cardello of the project's architecture firm ADD Inc each presented; they highlighted the development timeline, the environmentally-friendly elements, and concluded with a Q&A. The event was the third seminar of its kind for residents in these communities.
It is important that we involve our future neighbors in our progress, said Coletti. With construction getting underway, we want to maintain the momentum about this wonderful lifestyle destination that will enhance their shopping, dining, cultural and recreational options.
He added, We are pleased that the audience was very excited to see the forward moving plans for the project and how 321 North will positively impact Plantation and the surrounding areas.
Dan Vidal, a resident at the Village Townhomes at Jacaranda and an attendee, noted, US Capital is doing a wonderful job of keeping us informed as they move forward. The community is eager to see the mall transform and their updates allow us to follow the progress more closely while providing a forum for us to ask questions and provide feedback about this major development coming to our city. From the presentation it is obvious that 321 North will be a wonderful addition to the community.
321 North is located on a 33-acre site off Broward Blvd. and University Drive. The development of 321 North includes the redevelopment of the Plantation Fashion Mall with new retail that will face outward and open up onto a new main street as well as the construction of additional new open-air retail and restaurants. The existing development on the property includes the largely vacant 650,000 square-foot enclosed retail mall, a 114,000 square-foot office pavilion, and the separately owned Sheraton Suites hotel.
The approximately 650,000 square feet of retail at 321 North will complement 300,000 to 400,000 square feet of new Class A office space in two new office buildings plus a renovation to an existing building; and approximately 600 residential units. The project is designed to fit seamlessly into the City of Plantation's master plan to build an urban town center, called Plantation Midtown.
321 North was recently accepted into the LEED for Neighborhood Development pilot program, a program created by the U.S. Green Building Council, the Congress for the New Urbanism and Natural Resources Defense Council to evaluate developments in their entirety and establish a uniform rating system for like communities. The program recognizes projects that incorporate smart growth, new urbanism, and green design principles. 321 North is one of few projects in South Florida to be accepted into the program. The site plan approval process is currently underway.
Leading the architectural design and development of the project is ADD Inc, a national award-winning design firm. Other team members include ID & Design International, an award-winning, full service design consultant firm; EDAW, consistently ranked among the world's leading landscape design firms; and Kimley-Horn and Associates, Inc., one of the nation's most comprehensive and best respected engineering and land planning firms.
