Internationally renowned company to consult on retail design in Fashion Mall redevelopment

PLANTATION, FL (April 11, 2007) - US Capital Holdings Group announced ID & Design International as retail consultant for 321 North, a mixed-used complex that includes the redevelopment of the former Fashion Mall property in Plantation, located on a 33-acre site near the northwest intersection of Broward Blvd. and University Drive. Formal plans for the $1 billion redevelopment were recently submitted to the City of Plantation.

Our goal is to provide compelling design solutions that will build strong brand equity, create market differentiation and ultimately increase sales and productivity, explained Ayad, who has been a commercial interior designer since 1979. We will create an environment of convenience, excitement and diversity, one which positions 321 North as the place to live, work, shop and play in South Florida.

321 North will incorporate indoor and outdoor shopping, dining, entertainment, culture and art, together with significant office and residential components and is designed to fit seamlessly into the City of Plantation's master plan to build an urban town center, called Plantation Midtown.

The existing development on the property includes the largely vacant 650,000 square-foot enclosed retail mall, a 138,000 square-foot office pavilion, and a separately owned Sheraton Suites hotel, now completing its own major renovation.

The development of 321 North will include demolition and reconstruction of significant portions of the enclosed mall with new retail that will face outward and openup onto a new main street; as well as the construction of additional new open-air retail and restaurants. Upon completion, 321 North will yield a total of approximately 613,500 square feet of retail; approximately 400,000 square feet of new Class A office space in two new office buildings plus the renovation of an existing office building; and approximately 600 residential units.
